In 2019, Krista Li embarked on her ADU-building journey by converting a two-car garage into a 425-square-foot accessory dwelling unit. Opting to forgo a licensed contractor to save costs, she soon faced challenges when a Los Angeles City inspector issued a "cease and desist" notice on her fence. This pivotal moment led Krista through a year-long process of obtaining permits and collaborating with licensed professionals, culminating in the successful transformation of her garage into a legalized, modern 1-bedroom, 1-bathroom tiny home.

Building on this experience, Krista added a second ADU to her property two years later. Today, both units serve as fully furnished rentals for traveling professionals, available on Airbnb for stays of 30+ days or more. After sharing more about the journey of building both ADU’s on social media, Krista soon had a handfull of homeowners reaching out to everyday, asking for guidance on how they could build similar rental property’s in their back yard. This experience inspired the creation of ADU Matchmaker.

    In Los Angeles, current legislation doesn’t allow renting non-primary residences as short term rentals. However, you can rent them as mid-term rentals (30+ day stays) or long term rentals.     To be sure what is legal, check with your local city planning office to understand the rules.

    Short term rental stays are categorized as bookings that are less then 30-days. Mid-term rentals are reservations that are 30+ days long. Some homeowners choose to rent out their ADU’s as long term rentals, meaning they rent to one tenant for 1+ years at a time.
